Zentra Legal · A ZENTRA Property Group module

Every date that cannot slip

Matters, parties and the whole bank or developer chain on one board. Statutory clocks that count themselves, a document checklist that says what blocks signing, scale fees you cannot under-charge, and a client-account ledger your accountant can sign.

Futuristic legal-technology concept: a golden balance scale on a glowing circular platform, surrounded by translucent holographic panels labelled Contract and Conveyancing, with flowcharts for property and legal processes

Inside the module

A law firm's day, on one screen.

Designed for Malaysian conveyancing practice — subsale, financing, developer, tenancy and consent work — where the risk is not the drafting, it is the date you missed.

Matters & Parties

Intake, conflict check and engagement letter through to parties, property, instruments and the bank or developer chain — one file, every counterparty on it.

One file per matter

Statutory Clock

3+1 months to completion, late-payment interest, the 30-day stamping window, 60-day CKHT and state-consent periods — counted for you, not remembered.

Dates that cannot slip

Document Checklist

Every document a matter needs, who owes it and what blocks signing — including which instruments may never be signed electronically.

What blocks signing

Signing, the Compliant Way

Generate from templates, then sign the way the law allows: e-signature where permitted, wet-ink where it is not. The system keeps the distinction, not the operator's memory.

E-sign or wet-ink

Fees You Cannot Under-Charge

Scale fees under the Solicitors' Remuneration Order 2023, the 25% discount ceiling, and the waiver rules that are not discounts — with the rate version recorded on the bill.

SRO 2023 scale

Compliance Guard

No referral-fee field, no agent commission, no finder's payout. Discount and waiver log, publicity approvals, AMLA checks and rate versions — recorded, not assumed.

Ruling 14.23 by design

Two rules this product obeys

Some things a practice system must refuse to do.

These are design constraints, not features. They are built into the data model so a firm cannot drift into them by accident.

Rule 1

The money is never ours

Zentra Legal is software. Client money stays in the firm's own client account at the firm's own bank — the system records it, reconciles it and prints the accountant's pack.

Subscription fees sit in a separate ledger and a separate bank account, never mixed with client funds.

Rule 2

No referral money, anywhere

Bar Council Ruling 14.23 bars a lawyer from paying anyone to introduce clients. So there is no referral-fee field, no agent commission and no finder's payout in this system.

There is only a referral source note that carries RM0.00.

One connected ecosystem

A matter does not stand alone. Neither should your data.

Zentra Legal is one module of ZENTRA Property Group. The unit a conveyancing matter transfers is the same unit Asset holds and Project released — so the file, the money and the title stay in step. One ZENTRA ID opens the operator side of every module, and each system approves its own roles.

Every module is a standalone multi-tenant SaaS product. Adopt one, or run the whole group on a single identity.

What the design covers

The screens a firm actually runs on.

Matter Board

Conveyancing matters in flight, filtered by stage, lawyer or deadline.

Statutory Deadlines

Stamping, completion and consent dates inside their windows.

Client Account

Receipts, payments and a ledger per client, with the accountant's pack.

Billing & E-Invoice

Scale fee, disbursements, SST and LHDN e-invoice status on one bill.

Compliance Log

Discounts, waivers, publicity approvals and AMLA checks, recorded.

Audit Trail

An append-only record of who did what, sealed in a hash chain.

All six are designed screens inside the prototype. None of them yet run against a live database — the figures shown there are sample data.

Zentra Legal

Built for conveyancing.
Part of something bigger.

A module of ZENTRA Property Group, designed conveyancing-first so that one practice area proves the model before five do. The prototype is live at legal.zentrapropertygroup.com with eighteen screens covering matters, documents, deadlines, fees, client account, compliance and audit — all in English (US), on the same theme as the rest of the group.
